How do I price my home to sell?
Properly pricing your home is the key component to an efficient sale. Starting out in the market with too high of a price will turn away potential buyers and remove you from agents' search results. Pricing too low can upset you as the seller. It is important to consider what is currently on the market and what sales prices have been for comparable properties in the last six months. Often times sellers will compare themselves to their neighbors. It is important to remember that there are several factors to a home sale which you may not be aware of. Pricing your home on target with the market will sell it much quicker.

What is a 1031 exchange?
Under section 1031 of the Internal Revenue Code, a real property owner can sell his property and then reinvest the proceeds in ownership of like-kind property and defer the capital gains taxes. To qualify as a like-kind exchange, property exchanges must be done in accordance with the rules set forth in the tax code and in the treasury regulations. The 1031 exchange can offer significant tax advantages to real estate buyers. Often overlooked, a 1031 exchange is considered one of the best-kept secrets in the Internal Revenue Code.

What is a Seller's Disclosure Statement?
Washington law requires that sellers of all properties (other than new construction or property being sold by a non-occupant fiduciary) provide the purchaser with a statutory Seller's Disclosure Statement (also known as a Form 17). This document provides the purchaser with information about the condition of the property to the best of the seller's knowledge. It is not a warranty or guarantee as to the condition of the property.

How much will it cost me to sell my home?
When selling your home, there are a couple of fees associated with the transaction including Buying Office Commission, Selling Office Commission, Closing Costs and Real Estate Excise Tax. We advise you to plan for about 8.5% of your sales price to go towards these fees.
